ServicePlus Home Warranty plans
ServicePlus Home Warranty offers two home warranty plans, Gold or Platinum, with 18 optional add-ons that allow you to customize your plan to best fit your needs.
ServicePlus offers two plans:
- Gold (13 systems and appliances)
- Platinum (17 systems and appliances)
ServicePlus Home Warranty cost
ServicePlus Home Warranty plans are approximately $43 to $52 per month. These prices are based on quotes our team of secret shoppers at House Method received.
To get an accurate quote, you’ll have to provide your zip code to an agent at ServicePlus Home Warranty. Home warranty costs are always location-based.
Service fee
ServicePlus Home Warranty charges a $75 service fee, which is average for most home warranty companies. This means you’ll pay $75 out of pocket each time your claim is approved and a technician is sent to your home. Because your home warranty plan should cover some of the cost—if not the full cost—to repair or replace a covered item, this $75 is still relatively affordable compared to a $1,500 repair bill.
Always read your contract or ask a sales representative whether you’ll be charged for repeat visits if a problem persists—ServicePlus guarantees parts for 90 days and labor for 30 days.

States covered by ServicePlus Home Warranty
*ServicePlus Home Warranty covers all states except for California, Iowa, Nevada, New York, and Washington.
ServicePlus Home Warranty has a comprehensive list of add-ons that lets customers protect additional appliances and systems. For example, if you have a refrigerator in your kitchen and one in your garage, you can cover both with ServicePlus’s optional add-on. This additional coverage option also applies to air conditioners, heating systems, water heaters, garage door openers, ovens, ranges, and stoves.
ServicePlus Home Warranty offers coverage for septic systems and septic tank pumping, which is why we consider it the best home warranty for septic systems.
Coverage length
ServicePlus plans are one-year home warranties. Customers can pay the annual fee upfront and get one month of free coverage (13 months of coverage for the price of 12) or they can pay in monthly installments. Like most home warranties, ServicePlus plans are renewable year after year. However, pricing has been increasing every year since home warranties are in high demand.
For this reason, House Method recommends enrolling in a three- or five-year home warranty and paying the cost up front if you can afford it since this will lock in your price for the next three to five years. The best part is that you can cancel at any time and receive a prorated refund less a small cancellation fee of $50. ServicePlus Home Warranty’s cancellation fee is actually $25 less than most companies, which charge $75.
Coverage limits
Pricing is on the higher end of the spectrum compared to other home warranty plans we’ve evaluated. Unfortunately, coverage is capped at a low dollar amount between $200 and $500 per claim. That means ServicePlus will only cover $200-$500 for a repair or replacement that could cost $1,000. The homeowner would be responsible for the rest of the bill. House Method considers coverage caps above $500 per item to be generous.
In order to receive home repair service, the following must be true about the covered item …
- Item and its failed parts are covered by your plan and explicitly written in your contract
- It has failed due to normal wear and tear
- It was in working condition on the effective date of your service agreement
- It was installed properly
- It has received routine maintenance
- It has not been modified from the original manufacturer’s design or application
You can access a sample contract on ServicePlus Home Warranty’s website under Terms and Conditions.
Service Calls
ServicePlus Home Warranty accepts claims 24 hours a day, seven days a week. Their customer service strives to address claims within two business days or four days on weekends and holidays. It is up to the company’s discretion whether your repair request is an emergency or not.
Customers can:
- Call to submit a home warranty claim: 800-824-4010
- File a claim online: myaccount.servicepluswarranty.com/auth/login
After approving your claim, ServicePlus will schedule a mutually convenient appointment during normal business hours with an available service contractor. Like the majority of home warranty providers, ServicePlus will not reimburse customers who hire a professional outside of the company’s network of pre-approved technicians.
ServicePlus Home Warranty reviews
Here are some positive ServicePlus (formally Total Home Protection) reviews from the BBB’s website:
Brandy on May 17, 2018
Two thumbs way up! My stove broke on Monday and by Tuesday, I was back to cooking dinner for my family. Deciding to invest in a home warranty was one of the smartest things [I’ve] ever [done].
Also, I want to personally thank Tom in customer service. He was amazing. He listened and assured me I had nothing to worry about. He assisted me in selecting and scheduling a contractor. Tom did a great job because the contractor was so knowledgeable and experienced. He fixed my stove in a jiffy. Money well spent. Thank you.
Jonah G. on September 22, 2017
I had a great experience with Total Home Protection. After the hurricane, my home in Miami had issues and even though they don’t cover storm damage, they assisted me and covered my claim.
George D. on September 13, 2017
I had a great experience with this company. [I] just had my A/C fixed. The technician was prompt and professional. [I’m] overall very satisfied. Total Home Protection also gave me a great rate on my premium—much better than my previous company.
ServicePlus Home Warranty ratings
Although a young company, Service Plus has built rapport with many homeowners. There are 110 customer reviews on the Better Business Bureau’s website, which equal a three-star aggregate rating. The Better Business Bureau has given them a C- rating. One factor that could boost this rating is to become BBB-accredited, which ServicePlus is not.
Trustpilot gave ServicePlus an 8.9 out of 10, which is a great TrustScore.
ServicePlus has an average of 4 out of 5 stars across other review sites. Its ratings are attributed to competitive prices and 24/7 customer service. However, many reviews call out the company’s limited availability.
Our conclusion
House Method gives ServicePlus Home Warranty 3 out of 5 stars. We love the comprehensive coverage that the company offers. Especially with its large list of optional add-ons, customers can really customize their home warranty plan to fit their needs and home’s specific assets.
ServicePlus Home Warranty is a good choice for you if …
